A financing decision needs a reliable construction scope. Tectum inspects commercial roofs in Colorado Springs and across the Front Range, documents visible conditions and explains repair, maintenance or replacement options appropriate to the building.

Could Colorado C-PACE Fit the Project?
Colorado C-PACE is a financing option for eligible commercial property improvements. Its published examples include a new roof when it produces energy savings. Roof eligibility depends on the proposed assembly and documented project benefits; replacing a roof does not automatically qualify.
Ask the program administrator to confirm property and county eligibility, technical review requirements and contractor registration before planning around this option. Where a mortgage or deed of trust exists, the program requires the holder’s written consent. Review the assessment, financing terms, fees and property-sale implications with your lender and advisers.

Ask Your Tax Adviser About Section 179
The IRS identifies certain roof improvements to nonresidential real property as potentially qualifying for a Section 179 election when placed in service after the building was first placed in service. Eligibility, business use, the placed-in-service date, dollar limits and taxable business income all matter.
This is not an automatic deduction or a promise that your full roof cost can be written off immediately. Ask your tax adviser to evaluate the specific project and current tax-year rules before relying on a deduction. Tectum can provide the proposed construction scope; your tax adviser determines the treatment.

Does every roof replacement qualify for C-PACE?
No. Ask the program administrator to review the building, proposed improvements and required supporting documentation before assuming eligibility.
Does an inspection commit me to a replacement?
No. An inspection documents the roof’s condition. The recommendation may involve targeted repairs, maintenance or replacement, depending on the findings.
Can Tectum approve financing or determine my deduction?
Financing decisions belong to the lender or program, and tax treatment should be confirmed by your tax adviser. Tectum’s role is to assess the roof and define the proposed construction work.
