Tectum’s Roof Asset Management Program prevents premature replacement through scheduled inspections, condition grading, infrared moisture scanning where conditions allow, and capital planning — across single buildings or multi-property portfolios in Colorado Springs, Pueblo, Castle Rock, Parker, and Denver.

The Roof Asset Management (RAM) Program is Tectum’s structured program for managing commercial roofs as long-term assets rather than reacting to leaks. Every tier includes two documented inspections per year with an A–F condition grade and photo reporting, and higher tiers add a Repair Bank and priority emergency response. It is available for single buildings and multi-building portfolios.
RAM pricing is based on the roof’s size, system type, condition grade and the tier selected — Silver (Essential Roof Management), Gold (Proactive Roof Management) or Platinum (Portfolio Roof Management). Tectum does not publish flat rates because every roof and portfolio is different. Enrollment begins with an inspection and a written proposal.
Every roof receives an A–F condition grade at enrollment. Roofs in sound condition enroll directly; roofs with active problems may need repairs completed first so the program can manage them responsibly. Roofs at the end of their service life are better served by a replacement plan, which Tectum will document in the inspection report.
The Roof Health Index is the A–F condition grade Tectum assigns to each roof from a documented inspection. It summarizes membrane condition, seams, flashings, drainage and rooftop details in one grade, and it is updated after every RAM inspection so you can track whether the roof is stable, improving or declining.
Emergency response is available to every Tectum client 24/7. Gold and Platinum tiers include Priority Emergency Response, which places enrolled roofs ahead of non-program calls when emergencies are dispatched. Response times still vary with location, weather, access, crew availability and severity, so arrival times are not guaranteed.
Yes. The initial condition assessment produces a written condition grade and a photo report you keep whether or not you enroll. It gives you a clear picture of what the roof needs and when, so the enrollment decision is based on documented evidence.

Multi-building enrollment is what the Platinum (Portfolio Roof Management) tier is built for: consolidated inspection scheduling, one reporting format across every roof, portfolio-level condition tracking and capital planning, and a single point of contact. Single buildings can enroll in any tier.

Regular maintenance is a task — clearing drains, touching up sealant, fixing what is found. Roof asset management is a system: every roof is graded, inspected on a schedule, documented with photographs and tracked over time so repairs and eventual replacement are planned rather than reactive. Maintenance is part of RAM, but the reporting and planning are what make it asset management.
RAM covers every major commercial roof system Tectum installs and repairs: TPO, PVC, EPDM, modified bitumen, built-up roofing, standing seam metal and exposed-fastener metal. Inspection protocols are adapted to the system in place, and repairs are performed with materials compatible with that system and its manufacturer.
