Building Envelope Systems Frequently Asked Questions

The building envelope is everything that separates the inside of the building from the weather: the roof, exterior walls and wall panels, flashings, coping, parapets, windows and doors, and the transitions between them. Tectum works on the roofing, wall panel and sheet metal components and the transitions that tie them together.

Common problems include failed roof-to-wall flashings, open coping and parapet joints, deteriorated sealant, wall panel joints that no longer shed water, clogged or undersized drainage, and moisture trapped inside the assembly. Many appear as roof leaks but originate in the walls or transitions.

Leaks that appear only during wind-driven rain, that show up on walls rather than under roof areas, or that occur without ponding on the roof often point to wall or transition failures. Tectum’s inspection, including infrared moisture scanning where conditions allow, traces the water path rather than guessing. The findings are documented with photographs.

Roof-to-wall transitions are where two different systems, installed by different trades, meet — and where most envelope leaks begin. Correct flashing height, counterflashing, termination bars and sealant at those transitions is what keeps water from entering behind the wall or under the membrane.

Yes. Hail, high-altitude UV, wind-driven rain and freeze-thaw cycles attack sealants, coatings, panel finishes and flashings. Regular inspection of the envelope, not just the roof, catches those failures before water reaches the structure or interior.

Often, yes. Reflashing transitions, replacing sealant and coping, repairing wall panel joints and correcting drainage are targeted repairs that resolve many envelope problems without replacing the wall or roof system. Tectum’s inspection documents which components can be repaired and which have reached the end of their service life.

Yes. Preventative maintenance that includes sealants, flashings, coping, drainage and wall panel details keeps the envelope performing as a system. Tectum’s maintenance visits and RAM inspections cover those details along with the roof membrane.
