01. How long does a commercial roof inspection take?
The time on the roof depends on roof size, system type, the number of rooftop penetrations and how many buildings are involved. Most single-building inspections are completed in one site visit, with the written report and photographs delivered afterward. Large or multi-building portfolios are scheduled as a series of visits.
02. What does a Tectum commercial roof inspection include?
A Tectum inspection documents membrane condition, seams, flashings, penetrations, drainage, edge metal and rooftop equipment curbs, with photographs of every finding. Infrared moisture scanning is utilized where appropriate and where conditions allow, and the results are delivered in a written report with a condition grade and recommended actions. The report is yours to keep whether or not you hire Tectum for the work.
03. How quickly can you respond to an emergency?
Tectum provides 24/7 emergency commercial roof response throughout its Colorado service area. Active leaks, storm damage and conditions threatening buildings or contents are prioritized. 04. Do you work with insurance claims?
Yes. Tectum works on both insurance and non-insurance commercial roofing projects. Where applicable, Tectum provides photographic and written documentation of the roof’s condition and the damage observed, and can meet your adjuster on-site to review scope. Coverage decisions rest with your carrier, so we recommend notifying them as soon as damage is identified.
05. What is the Roof Asset Management Program?
The Roof Asset Management (RAM) Program is Tectum’s structured program for managing commercial roofs as long-term assets rather than reacting to leaks. Every tier includes two documented inspections per year with an A–F condition grade and photo reporting, and higher tiers add a Repair Bank and priority emergency response. It is available for single buildings and multi-building portfolios.
